Below are some common questions asked by property owners requiring insured structural repair work:
Q: Am I required to use contractors that my insurance company recommends?
A: Insurance policy holders have the legal right to have their damaged property repaired by ANY general contractor they choose – insurance adjustors will bring a contractor along to the estimate for damages but the property owner has the right to make the final decision as to who they use for the repair work.
Q: How can I be confident I am getting a good Contractor?
A: Check with your State Contractors Licensing Board to make sure the contractor is licensed (active and current), bonded and carries adequate General Liability and Workers Compesation insurance. Additionally, check references from previous clients for workmanship, timely completion and satisfaction. A reputable contractor must guarantee his workmanship according to the California State Contractors law.
Q: What should I expect from my claims adjuster?
A: Claims adjusters, whether they are independent adjusters or work directly for the insurance company are expected to perform a fair and complete estimate of the damages and properly calculate the replacement costs to your property. Ask for a copy of the completed estimate before choosing the contractor so that you can compare "apples to apples".
Q: What if I use a Contractor preferred by the insurance company?
A: The insured has the right to choose whomever they want to complete the repairs. Regarding of which contractor is selected, any contractor who deviates from the contract and / or charges inappropriately should be reported to the State Contractors Licensing Board.
Q: How do I make sure I'm getting all that my insurance policy entitles me to?
A: Trust your contractor of choice. Your contractor will make sure that the repairs are completed with the proper scope of work which is governed by State and County Building Codes. The scope of work should be worked out with the Adjustor prior to the start of repairs.
